Terms of Use

These Terms of Use ("Terms") apply to cash4yourlot.com (the "Site"), operated by Schultz Real Estate Investments, LLC, doing business as Cash4YourLot ("Cash4YourLot," "we," "us," or "our"). By using the Site, submitting our form, or calling or texting us, you agree to these Terms. If you do not agree, please do not use the Site.

1. What we do

Cash4YourLot buys vacant land and lots in Alabama and Tennessee for cash. We buy as a principal buyer, meaning we are the party offering to buy your property. We are not your listing agent or realtor, and this Site is not an offer of brokerage services. We do not list your property on the MLS or represent you in a sale. If you prefer a retail listing, a licensed local real estate agent is the right path.

2. Using the Site

You may use the Site to learn about our process and to contact us about selling property. You agree not to:

• Submit false information or information about property you have no authority to sell or discuss
• Use the Site to send spam, malware, or automated submissions
• Try to interfere with the Site, its security, or its forms
• Copy or scrape the Site for commercial use without our permission

You must be at least 18 years old to submit the form or enter into an agreement with us.

3. No offer or contract from the Site or form

Information on the Site, including the cash-offer form, is not an offer to buy any property and does not create a contract. Submitting the form only asks us to review your property.

• Any offer we make is an estimate until it is in a written purchase agreement signed by both you and us.
• Only a signed written purchase agreement creates a binding agreement. Its terms control over anything on the Site.
• You are never obligated to accept an offer.

4. Offers depend on due diligence and title

Any offer and any purchase agreement is subject to our review of the property and to the terms in the agreement, which may include:

• Title review and the ability to deliver clear, insurable title through a title company or real estate attorney
• Review of access, boundaries, zoning, taxes, liens, and other property conditions
• Any other conditions written in the purchase agreement

We do not guarantee any price, offer, or closing date. Timing depends on the property, the title work, and the people involved.

5. Assignment of the purchase contract

We may assign our interest in a purchase agreement to another buyer or business partner before closing. If we do, that buyer takes over our side of the agreement. Any assignment will be described in the purchase agreement in plain language. If we assign, your price and terms stay exactly as written in your purchase agreement, and the assignee or its closing agent may contact you directly to complete the closing. Closing still takes place through a title company or real estate attorney.

6. Not legal, tax, or financial advice

Information on the Site, including articles, FAQs, and tax or fee examples (such as deed or transfer taxes, capital gains, probate, or Greenbelt rollback taxes), is general information only. It is not legal, tax, or financial advice, may not apply to your situation, and may change. Talk to your own attorney, CPA, or financial advisor before making decisions about your property. We do not represent you, and no professional relationship is created by using the Site.

7. Calls, Texts, and Voice Messages

Program name: Cash4YourLot Land Seller Messages

Who sends them: Schultz Real Estate Investments, LLC, doing business as Cash4YourLot, or others acting on its behalf.

What we send: If you opt in, we may send you informational messages about your property inquiry (follow-up questions about your land, offer updates, scheduling, and closing coordination) and marketing messages (for example, checking whether you still want to sell, new or updated cash offers, or our interest in other land you own).

How you opt in: Our cash-offer form has two optional boxes. Neither is checked for you, and you can submit the form without checking either one.

• Calls and texts. By checking the first box, you give your prior express written consent to receive marketing and informational calls and text messages from or on behalf of Schultz Real Estate Investments, LLC (Cash4YourLot) at the phone number you provided, including calls and texts made with an autodialer or other automated technology, even if your number is on a state or national Do Not Call registry.
• Prerecorded and ringless voicemail messages. By checking the second box, you also give your prior express written consent to receive marketing and informational artificial or prerecorded voice messages from or on behalf of Schultz Real Estate Investments, LLC (Cash4YourLot) at that number, including ringless voicemail messages left directly in your voicemail box.

If you text us first, we will reply about your inquiry. We send marketing texts only to people who checked the box or agreed in writing.

• Consent is not a condition of any purchase or sale. You do not have to agree to calls, texts, or voice messages to submit the form, get an offer, or sell to us.
• Message frequency varies.
• Msg & data rates may apply.
• Calling hours: We do not make marketing calls or send marketing texts or voice messages before 8 a.m. or after 9 p.m. in your local time.
• Opt out: Reply STOP to any text to stop receiving texts. Replies such as "quit," "end," "revoke," "opt out," "cancel," or "unsubscribe" also work. You will get one confirmation text:

  Cash4YourLot: You're unsubscribed and won't get more texts from us. Questions? Call 443-406-6876.

• Revoking consent: You can revoke consent to calls, texts, or voice messages at any time by any reasonable means, including replying STOP, telling us on a call, or texting or emailing us. We honor requests promptly, and no later than 10 business days after we receive them. Asking us to stop marketing messages stops all marketing calls, texts, and voice messages to you.
• Help: Reply HELP for help. You will receive:

• Carriers are not liable for delayed or undelivered messages.
• Your number: Only opt in with a phone number that you own or are authorized to use. If you change or give up that number, please tell us or reply STOP.
• Privacy: See our Privacy Policy. We do not share your mobile number or text opt-in data or consent with third parties for their marketing.
• Calls are not recorded.

8. Intellectual property

The Site's content, including text, the Cash4YourLot name and wordmark, design, and images, belongs to Schultz Real Estate Investments, LLC or its licensors. You may view and print pages for your personal use in connection with selling your property. You may not copy, republish, or use our name or content for commercial purposes without written permission.

9. Information you send us

You confirm that the information you submit is accurate to the best of your knowledge and that you are the owner of the property, or are authorized to discuss it (for example, as an heir, executor, or co-owner). You give us permission to use what you send to review the property and contact you, as described in our Privacy Policy.

10. Links to other websites

The Site may link to government or other third-party websites for reference. We do not control them and are not responsible for their content or accuracy.

11. Disclaimers

The Site is provided "as is" and "as available." We try to keep information accurate, but we do not promise that the Site is complete, current, error-free, or always available. To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.

12. Limitation of liability

To the fullest extent the law allows, Schultz Real Estate Investments, LLC and its owners, members, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, arising from your use of the Site or reliance on its content. Our total liability for any claim related to the Site will not exceed the greater of $100 or the amounts you paid us for use of the Site. This section does not limit any rights or obligations under a signed purchase agreement, which is governed by its own terms. Some states do not allow certain limits, so some of these may not apply to you.

13. Governing law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute about the Site will be brought in the state courts located in Sarasota County, Florida, or in the United States District Court for the Middle District of Florida, unless the law requires otherwise. A purchase agreement for a specific property is governed by the law stated in that agreement.

14. Changes to these Terms

We may update these Terms. We will post the new version on this page and change the "Last updated" date. Changes apply from the date they are posted. Continued use of the Site after a change means you accept the updated Terms.
