This Privacy Policy explains how Schultz Real Estate Investments, LLC, doing business as Cash4YourLot ("Cash4YourLot," "we," "us," or "our"), collects, uses, and shares information when you visit cash4yourlot.com (the "Site"), fill out our cash-offer form, call us, or text us.

We buy vacant land and lots in Alabama and Tennessee for cash. We buy as a principal buyer. We are not your listing agent or realtor.

1. Information we collect

Information you give us on our cash-offer form

  • Full name
  • Phone number
  • Email address
  • State of the property (Alabama or Tennessee)
  • Approximate acreage or lot size
  • Parcel address, parcel/APN number, or county
  • Your "situation" notes and any situation tags you choose (for example: inherited, back taxes, out of state, landlocked/access, need to sell soon)
  • Whether you checked either consent box (calls and texts; prerecorded and ringless voicemail messages), when you submitted the form, and which version of the consent wording you saw
  • The Site page you submitted the form from (added automatically)
  • How you found us (added automatically): if you send the form, we also record any campaign tags in the link you used to reach the Site (utm_source, utm_medium and utm_campaign), the website that referred you, and the first Site page you landed on, so we can see which of our marketing brings in sellers.

Information from calls, texts, and email

  • Your phone number, the date and time of calls and texts, and the content of texts and emails you send us
  • Notes we take about your property and what you tell us on a call
  • Your consent, opt-out, and revocation history (for example, when you replied STOP or asked us not to call)
  • We do not record phone calls.

Information about your property from public sources

  • To make an offer, we may look up public records about the property you tell us about, such as county tax, deed, plat, and mapping records.

Information collected automatically

  • Hosting and security logs. Our Site is hosted by Netlify. Like most websites, its servers log basic technical data such as IP address, browser type, pages requested, and date/time, to deliver the Site and protect it from abuse.
  • Analytics (planned). We plan to use Google Analytics 4 starting when the Site launches. If and when it is live, Google Analytics uses cookies and similar technology to tell us how visitors find and use the Site (for example, pages viewed, how you arrived, approximate location by city/region, device type, and whether you clicked to call, clicked to text, or submitted the form). We use it to understand which pages help sellers, not to identify you personally. Until GA4 is live, we do not use analytics cookies.
  • We do not use advertising pixels, call-tracking, or chat tools on the Site. If we add any of them, we will update this policy before they go live.

We do not knowingly collect Social Security numbers, bank account numbers, or payment card numbers through the Site. Please do not send them through the form or by text.

2. How we use information

We use information to:

  • Review your property and prepare a no-obligation cash offer
  • Contact you by phone, text, or email about your property inquiry
  • If you agreed, send you marketing and informational calls and texts (for example, follow-ups about selling your land, new offers, or other land we may buy), including ones sent with automated technology, and, if you checked the separate box, artificial or prerecorded voice messages, including ringless voicemail (see "Calls, texts, and voice messages" below)
  • Work with a title company or real estate attorney if you accept an offer and we move toward closing
  • Keep records of our conversations, offers, agreements, consents, and opt-outs
  • Run, secure, and improve the Site, including measuring which pages help sellers (once analytics is live)
  • Follow the law, respond to legal requests, and protect our rights

3. How we share information

We do not sell your personal information. We do not share your mobile number or your text-message opt-in data or consent with any third party for their marketing purposes.

We share information only as described here:

  • Service providers who help us run our business and only use the information to provide services to us:
    • Netlify: website hosting and form handling (form submissions are processed by Netlify Forms)
    • Google (Gmail): delivering form submissions to our email and handling our email; and, once live, Google Analytics
    • Our mobile phone carrier: carrying the calls and texts we make from and receive on our phones

    We do not currently use a CRM, dialer, or texting platform, and we do not keep leads in any other third-party system. If we add a texting, calling, voicemail, or customer-management service, we will update this list before we start using it.

  • Title companies, closing attorneys, surveyors, and similar closing professionals, when needed to evaluate title or close a sale you agreed to.
  • Assignees and buyers of a purchase contract. If you sign a purchase agreement with us, we may assign that agreement to another buyer (as explained in our Terms of Use and on our How It Works page). If that happens, we may share your name, contact information, property information, and the agreement with that buyer and the closing professionals so the sale can close. They may use this information only to complete the transaction. We do not share your text opt-in data or consent with them. The assignee or its closing agent may contact you directly to complete the closing.
  • Legal and safety reasons, such as to follow a law, court order, or subpoena, or to protect our rights, property, or safety or that of others.
  • Business transfers. If our business is sold, merged, or reorganized, information may transfer to the new owner, subject to this policy.

4. Calls, texts, and voice messages

If you check the consent box on our form, you agree to receive marketing and informational calls and texts from or on behalf of Schultz Real Estate Investments, LLC (Cash4YourLot) at the number you provided, including ones sent with an autodialer or other automated technology. If you also check the separate voice-message box, you agree to receive artificial or prerecorded voice messages, including ringless voicemail.   • Consent is not a condition of any purchase or sale, and is not required to submit the form or get an offer.
  • Message frequency varies. Msg & data rates may apply.
  • Reply STOP to any text to opt out. Reply HELP for help, or call 443-406-6876.
  • You can revoke consent at any time by any reasonable means: reply STOP (or quit, end, revoke, opt out, cancel, or unsubscribe), tell us on a call, text, or email us. We honor requests promptly, and no later than 10 business days after we receive them.
  • Text opt-in data and consent are not shared with third parties for marketing.

5. How long we keep information

We keep information only as long as we need it for the purposes above, including record-keeping and legal reasons.

  • Leads that do not become a sale: 24 months after our last contact, then deleted.
  • Leads that become a purchase agreement or closing: 7 years after closing, for tax and legal records.
  • Consent and opt-out records: kept as long as needed to honor your choices and to show what you agreed to.
  • Netlify Forms submissions and Gmail form notifications: reviewed quarterly, and copies older than 90 days are deleted once the lead is in our working records.

6. How we protect information

We use reasonable steps to protect information, such as using HTTPS on the Site, limiting who can access lead information, and using accounts with strong passwords. No website, email, phone, or text system is completely secure, so we cannot promise that information will never be accessed without permission.

7. Your choices

  • Texts: Reply STOP to any text, or tell us by call, text, or email.
  • Calls and voice messages: Ask us to stop calling or leaving voice messages and we will add you to our internal do-not-call list.
  • Email: Ask us to stop emailing you.
  • Cookies and analytics (once live): You can block or delete cookies in your browser settings. You can also opt out of Google Analytics with Google's browser add-on: https://tools.google.com/dlpage/gaoptout. Learn how Google uses data: https://policies.google.com/privacy.
  • Access, correction, deletion: Email or call us to ask what information we have about you, to correct it, or to delete it. We may need to keep some records (for example, a signed agreement, closing records, or your opt-out) where the law requires or allows.
  • Do Not Track: Browsers' "Do Not Track" signals do not have a common standard, and the Site does not respond to them.

8. Your state privacy rights

Depending on where you live, state law may give you rights such as to know what personal information we have, get a copy, correct it, delete it, or opt out of its sale or use for targeted advertising. We do not sell personal information or use it for targeted advertising. We will respond to these requests from any visitor, wherever they live.

To make a request, contact us using the information below. We may need to confirm your identity before acting on it. If we decline a request, we will explain why, and you may reply to ask us to reconsider.

9. Children

The Site is meant for adults 18 and older who own or have authority over land. It is not directed to anyone under 18, and we do not knowingly collect information from anyone under 18. If you think someone under 18 sent us information, contact us and we will delete it.

The Site may link to government or other websites (for example, county or state tax pages). We are not responsible for their privacy practices.

11. Changes to this policy

We may update this policy. We will post the new version on this page and change the "Last updated" date. If a change materially affects how we use information you already gave us, we will post a notice on the Site and, if we have your email address, email you before the change applies to that information.
